Better market for luxury real estates

The deals with luxury properties are stabilizing and the searching is for houses on rate between 400 000 and 600 000 EUR and big flats on rate up to 350 000 EUR, shows a research through the real estate agencies. Since the beginning of 2011 the movement of the rates of luxury properties in the country is weak – about 5 %. However, the discount in the last three years is 20 – 30 %.

The buyers just don’t want to give more than 1200 EUR per square meter. Because of this the properties are offered on unreal high prices which fall down after negotiations. The final rate can be 40 % lower than the offered one.

Most wanted are the big flats with three bedrooms and area over 200 square meters, and also houses with big yards. Because of the enormous charging of the rates by the buyers many properties stay unused and after that discount.

Marked as luxury properties are offered mainly in Sofia, Varna, Burgas and Plovdiv. The most expensive places for living in Sofia are the areas of Doktorska gradina, Iztok, Ivan Vazov, around the South park and the American embassy. In Varna most popular are the areas Evxinograd, Svety Nikola and around the Sea garden.

Krushuna

The village of Krushuna is located on the North end of Stara Planina mountain, 34 kilometers East from the province center Lovech. It is part of Letnitza municipality and is located on the middle flood of Osum river.

In the South part of the village is located the area Maarata. This natural phenomenon includes huge rocks, the Maarata river that forms unique 15 meters high waterfall.

There are four caves in the area: Boninskata (2753 m.) , Vodopada (1995 m.) , Urushka (1600m.) and Gornik (1080 m.).

If you are interested of caves you must visit the Devetashka cave. It is located on the right side of Osum river. The cave is very impressive with it’s huge sizes. The entrance that is 35 meters wide and 30 meters high leads to a huge hall with area of 2400 square meters. This is the cave with the largest foyer in Europe.

On some places the cave is 100 meters high. Something else that make the cave very interesting are the seven openings on the roof through which comes natural light and lightens the main hall and part of the both branches of the cave.

After the main hall the cave separates on two branches. The left is 2.5 kilometers long and through it runs a small river that forms some small lakes and waterfalls, and in the end floods into the Osum river. The right branch is smaller and dry and leads to a round hall called The Altair.

Because of the good conditions: shelter, big sizes, natural light, small river, the cave has been used as a place for living in many ages.

Discount of 10 % of the real estates in Sofia for the last year

The average market rates on which have been made property deals in Sofia have decreased with 10.1 % for the last year. On the same base the rates of the real estates in Plovdiv have decreased with 2.6 %, and in Varna with 6.9 %.
Since the beginning of this year the property market is slowly stabilizing. The completed and well made projects in areas with good infrastructure and public transport keep the rates from the end of 2010 and attract new clients.

The discount of rates is mainly for new buildings in areas with bad infrastructure, panel buildings and old buildings without lift.
The market is influenced mainly by clients who search home for themselves and want the best for their money. The buyers choice is determined mainly by the budget, the clients think a lot before make the decision to invest. They cam make compromise with the poor infrastructure or the bad quality of building only if the rates are quite lower than the average in the area.
